The property is in a long term timber lease until 2052 with a timber company, all timber and hunting rights are held by the company. All Timber and hunting rights will revert back to landowner in year 2052. The tracts are in several different stages of timber growth ranging from 40+ acres of mature timber with the remainder in unthinned pine plantation.
There are several pipelines and white rock roads providing all weather access to each block. The pipelines provide easy access for deer and turkey hunting in the future. There is also a 15 acre parcel located near Bienville, LA for sale with no deeded access. This tract consists of mature natural hardwood species. The tract can be accessed through timber company property. This tract is shown on the aerial (south) with the 80 +/- acres.
Location/Directions: From Bienville proceed north on highway 9 for 2.7 miles to a gravel oil field road. Directly across from Brice Rd., turn right and proceed .25 miles to a RecLand sign on the left.
Taxes: Property taxes are paid by Lessee throughout the term of the lease.
Asking Price: $500/per acre or $40K for 80 acres and $300/per acre for the 15 acre tract. Prices are due to long-term lease in place. Be sure you understand this before calling to see properties.
