How much does RecLand charge to list land?
Nothing upfront. We don’t charge for advertising, flagging, showings, or anything else. We only earn a commission if your property sells — typically 4-6% — paid out of the sale proceeds at closing. We split commissions with other brokers so you don’t pay extra.
How does RecLand market land listings?
We focus exclusively on land buyers — not houses or commercial property. Our advertising puts your tract in front of serious buyers across the country and around the world through major land websites, our own high-traffic sites, heavy search engine placement, email and text blasts, and all major social media platforms. We also put signs on the property and work with other brokers to get it shown.
We know land. We walk or ATV the tracts to be sure we understand what you have. That combination gets better results than a generic “for sale” sign or MLS listing from someone who never got off the road.
What types of land does RecLand list?
We specialize in hunting land, timberland, farmland, and ranches. We also handle tracts with residential or commercial development potential, land that may have a home or camp, waterfront, CRP/WRP, and pine/hardwood timber. Our agents are landowners, farmers, hunters, fishermen, and foresters who actually understand what they’re selling.
What are my obligations if I list with RecLand?
You agree to let us market the property for the agreed time period. You pay the commission only at closing from the sale proceeds. There are no marketing or advertising fees.
