The tract has a deeded access from the north off Hwy 579 to a locked gate and a common parking area for the 3 other adjoining owners.
There is a timber reservation in favor of Anderson Tully Co and successors that will extend to the end of 2043. The reservation stipulates a minimum base
volume of timber that is to remain on the tract at all times. Most of the acres on this 483.9 +/- tract have already been cut.
Numerous food plots areas and interior trails make for easy access to stand locations. Several box and ladder stands will remain on the property. A perimeter
road is in place for access with ATVs.
Location: Situated just north of Hwy 80 at Waverly on the west side of the Tensas River and south of Joe’s Bayou along Hwy 579. At Hwy 80 north of I-20
at Waverly exit, take Hwy 577 north approx. 1.5 miles to Hwy 579. Continue north on Hwy 579 for approx. 3.2 miles to dirt access road to right (south)
at an old shed. This access road will run into the yellow pipe gate at the common parking area on the north side of the tract.
