40 +/- acres Wooded Hunting Land near Epps in West Carroll Parish, LA
This tract consists of bottomland hardwood mix of trees, mostly younger timber though there are some large oaks spread about. Some areas are lightly flooded in the winter. Soils are mainly Grenada-Calhoun Silt loams, with some Calhoun-Calloway silt loams toward the north side of the tract.
Power along Waller Road runs across the road up to near the southeast corner of the property. There are some spots that could be cleared to make a camp or home site. The property is not encumbered by any programs or leases.
This area of the parish is known for producing large deer. Surrounding woods and farmland provide additional backup habitat and food sources. Small game such as rabbit and squirrel are also abundant. The owners were once approached about putting a levee up and flooding the woods in the winter for green tree duck hunting, as ducks frequent some of the surrounding farmland. This was never done but could be a possibility.

Directions: From Hwy. 17 north of Epps, take Waller Rd. to the west for 3.4 miles. Woods will be on the north side of the road. From Hwy. 134 west of Epps, take Duckworth Rd. north for 1.4 miles, then turn east onto Waller Rd. Tract is about a mile down on the north side of the road.
