This is the type tract people are looking for in northeast LA. This bottomland hardwood tract will provide some excellent deer hunting and a small lake to catch bass & bream. It is very private behind a pipe gate and easily accessed on rock roads and miles of well-developed interior roads & trails. And you’ll have good management-minded neighbors.

The tract has a lot of diversity. It is enrolled in the WRP program and is mostly mature hardwoods and sloughs. The camp area and 10 ac pond area are not in WRP. There is also a 5-acre clear cut parcel along the access road that is not in WRP. It could be converted to a large food plot, pond, etc.
 
There are many established food plots and several box stands & tripods scatted throughout the tract. The current and previous owners practiced very good deer management using DMAP and a hired wildlife biologist. The tract borders the 11,000+ acre Buckhorn WMA and is just across the highway from the Tensas Refuge & Big Lake WMA…all providing exceptional wildlife habitat backup.
 
Turkeys? I’ve personally seen them on the property. The habitat is not the best due to the thick palmetto. But proper management of the food plots, and development of the 5-acre parcel mentioned above, could help keep birds on the tract.
 
Approx. 160 acres of the tract had some timber cut as part of a management plan by the NRCS. This created additional food plot locations and opened the tree canopy to allow for more forage plants.
 
The cleared lot is approx. 2 acres and has power available. Since each camp must have its own water meter, a water line from Hwy 4 can be run to the lot.
The camp area is next to the 10.8 +/- acre stocked trophy bass pond that is managed by a biologist. A submersible pump/well is available to maintain the water in the pond. The pond/well will be owned in part with the 3 other adjacent camps. The pond is the ONLY thing owned in common with the other 3 camps. Everyone owns their own camp and land.
