This 238 ac bottomland hardwood tract offers it all. It has excellent deer hunting on the historic Brownie tract in Waverly. The 6 owners of the 2200 Brownie tract are all on the same deer DMAP guidelines managed by a seasoned wildlife biologist and have been committed to shooting only mature bucks the last 2 seasons. In the 2014-15 season, only 1 buck was harvested on this tract…a 4.5 year old 12 point along with the prescribed number of does. In addition to the deer, you can enjoy duck hunting on the new 40 acre lake and adjacent shallow water area, small game hunting and fishing and frog hunting.

The adjoining and nearby habitat offers excellent backup for the game. There is WRP adjoining on the south, 80,000 acres of the Tensas Refuge a mile to the southeast, and the 1800 acre Panther Lake tract to the northeast.

The Brownie tract has a large population of the Louisiana Black Bear. Much of the research and study of this bear has been performed on this property due to the strong population. Whenever the black bear season is established, this will be the place to be!

The lake was built in 2013-14. It is maintained with water from a six inch submersible pump/well located at the camp and piped underground to the lake and a large overflow drain. The lake was built with strategic bottom structure in place. Fish feeders and a small concrete boat ramp are also in place. It has been stocked with fathead minnows, 36,000 bream in Nov. 2014 (75% blue gill and 25% chinquapin) and 3000 F1 Tiger Bass in June 2015. The bass should be around 1 lb. by Nov. 2015. 

The shallow water area on the west side of the lake can be filled with rain water or pumped out of the lake and then drained through a water control device on the south end. It is leveed up and contains scattered red oaks. It can be planted for ducks.

The tract has a good interior system of roads and trails. There are numerous deer stands and food plots scattered over the property.

The camp is a 28x60 2013 mobile home with 4 bedrooms & 2 full baths. It has an added deck/porch and metal shed. The shed and patio area are on concrete. A rock road connects the camp area to blacktop access on Hwy 579. The camp is all electric and has municipal water.

This tract has 27 years remaining on a 30 timber easement in favor of Anderson Tully. Timber has already been heavily cut on a large portion of this tract. The timber requires that the timber company maintain a minimum level of board feet on the tract. The routine timber harvest results in massive amounts of quality vegetation and cover for the deer and is a primary reason the tract has such a healthy and growing herd.
