Property Description
101 +/- acre recreational tract with Ouachita River frontage in Catahoula Parish, LA
You can enjoy hunting and fishing on this tract. It has over ½ mile frontage along the Ouachita River. There are several places where the bank slope allows
easy access to the water.
The tract has a long ridge extending the entire length of the tract along the west side (the side that has the blacktop road access) where pine saw timber
is scattered throughout along with some hardwoods. The property falls into a bottom as you go east to the river. This bottom is largely sweet gum with
scattered pine on several false ridges. This bottom will flood when the river rises according to the noticeable water marks on the trees.
There is a concrete pad where an old mobile home sits along with an old barn and some fencing that served as a home site. There is no value placed on the
mobile home or barn, but the site could be used for a camp with access to water and electricity along the road.
The tract lies on both sides of the road, but most of the acres are on the east side along the river. The boundaries seem to be well-marked in most places,
with the entire east boundary being the river. There are numerous interior trails that allows you to get around the entire tract.
The tract is bounded on 3 sides by large blocks of timberland providing good backup habitat for deer and hogs. A small cypress slough in the bottom would
likely provide some wood duck shoots when the winter rains or the river fills it.
Location: The tract is located approx. 0.5 miles north of the ferry road on Hwy 124 at Enterprise, LA. Look for a RecLand sign on the east side of the
road.
